1031 Exchange Marketing Case Study

How I Rebuilt a Declining 1031 Exchange Lead Generation Program

A financial advisory firm's lead-generation program had progressively declined under its previous marketing provider. I rebuilt the Google Ads strategy, ad messaging, lead capture, CRM, nurture, and appointment flow into a compliant acquisition system generating approximately 60 to 100 leads per month and now supporting three advisors.

The Challenge

The Leads Had Started Strong, Then Progressively Got Worse

The client had already been working with another marketing company. The program initially performed reasonably well, but over time the leads became less useful and the overall system was no longer producing the consistency the advisor wanted.

Taking over the account was not simply a matter of launching a new set of Google Ads. I looked at the entire path a prospect followed, from the search and ad message to the form, the follow-up, and ultimately the opportunity to speak with an advisor.

The goal was to build a better acquisition system, not just generate another batch of form submissions.

The Diagnosis

This Wasn't Just an Advertising Problem

Ad Messaging

The ads needed clearer, more relevant messaging that better matched what prospects were searching for and gave them a reason to take the next step.

Lead Capture

The lead experience needed to be easier to understand and complete, with less unnecessary friction between the click and the inquiry.

Speed to Lead

A paid lead can lose value quickly. The system needed immediate follow-up instead of relying entirely on manual outreach.

Long-Term Nurture

Not every 1031 prospect is ready to make a decision immediately. The system needed a way to stay in front of prospects over a longer sales cycle.

Appointment Conversion

Instead of ending the process at a form submission, prospects needed a direct path to book time with an advisor.

Compliance

Financial-services marketing has additional constraints. Advertising, landing-page language, and lead capture needed to work within compliance requirements while still being clear and persuasive.

The Rebuild

I Rebuilt the Acquisition Path From Ad to Appointment

I treated the account as one connected system. Improving any single component would help, but the larger opportunity was getting the advertising, conversion experience, follow-up, and appointment process working together.

Advertising

Improving the Message Before Trying to Scale the Traffic

Part of the rebuild involved improving the Google Ads copy itself. I rewrote the messaging to better align with what prospects were actually searching for, communicate the value of taking the next step, and create a clearer connection between the ad and the landing-page experience.

The objective wasn't to make the ads sound more promotional. It was to make them more relevant and useful to the person searching.

Clearer ad messaging also helped create continuity between the initial search, the ad a prospect clicked, and what they saw after reaching the landing page.

Before Approach

  • Generic messaging
  • Traffic-focused
  • Weak continuity with landing page

  • Search-intent focused
  • Clear value proposition

Campaign Strategy

Balancing Search Intent With Additional Lead Volume

Search remained an important part of the strategy because it allowed me to reach people actively looking for information related to 1031 exchanges and replacement-property options.

I also ran Performance Max alongside Search. As the account developed, Performance Max began uncovering additional lead volume beyond what the Search campaigns were producing alone.

Rather than treating Search and Performance Max as competing strategies, I used them for different jobs within the same account. Search helped capture explicit intent, while Performance Max gave the account another way to find prospective clients.

The goal was to balance volume with relevance instead of optimizing for lead count alone. It's the same approach I bring to Google Ads management and my broader paid advertising and lead generation services.

Capture Existing Intent

Performance Max

Expand Lead Discovery

Create additional opportunities beyond the available Search volume.

Conversion Experience

Making It Easier for a Prospect to Become a Lead

Paid traffic only works if the next step makes sense.

I improved the landing experience and implemented a more user-friendly lead form designed to make the process clear without asking prospects to work harder than necessary.

The advertising message, landing page, and form were treated as one continuous experience rather than three separate pieces. If your campaigns get clicks but few inquiries, my guide on why Google Ads get clicks but no leads covers where to look first.

Follow-Up

The Form Submission Became the Start of the Process

Generating a lead was only the first step. I provided a CRM and built the follow-up system around what happened after a prospect submitted the form.

New inquiries could receive immediate follow-up, reducing the delay between initial interest and contact.

Prospects who were not ready to act immediately could enter longer-term nurture instead of disappearing after the first conversation or missed call.

I also introduced calendar booking so prospects had a direct path from initial interest to scheduling time with an advisor.

Financial Services

Building for Conversion Within Compliance Requirements

Marketing financial services requires more than finding the message with the highest click-through rate.

I worked with the client's compliance process to make sure advertising and lead-generation materials could meet the necessary requirements while remaining understandable and useful to prospective clients.

That meant balancing persuasive marketing with the additional review and messaging constraints that come with the financial-services industry.

The Result

A Repeatable Acquisition System Built for More Than One Advisor

The rebuilt program now generates approximately 60 to 100 leads per month, with those prospects entering a structured system that can follow up quickly, continue nurturing them over time, and give them an opportunity to book directly with an advisor.

One of the strongest indicators that the system was useful was what happened next.

After the original advisor's system was established, the model was expanded to support two additional advisors.

Today, three advisors are supported by the underlying acquisition approach.

What This Project Reinforced

Three Things I Took Away From This Project

More Leads Isn't Automatically Better

Lead volume matters, but the entire system should be designed around creating real opportunities for the business, not just maximizing the number of form submissions.

What Happens After the Form Matters

Advertising can create the opportunity, but response time, nurture, and the path to an actual conversation play a major role in what happens next.

Search and Performance Max Can Have Different Jobs

The two campaign types do not have to compete for the same role. They can be managed together to capture existing intent while creating additional opportunities for lead volume.

Getting Leads but Not Enough Real Opportunities?

If your Google Ads are producing clicks or leads but the overall system isn't working the way you want, I'll look beyond the campaign itself. We'll look at the ads, landing page, tracking, follow-up, and what happens after someone raises their hand.
